A private collection of luxury holiday homes set in fifty-two acres on the edge of the South Downs National Park, between woodland and water. A gated entrance with CCTV and twenty-four-hour security, mature planting around every home, two allocated parking spaces, and an outlook over lawn, trees or the lake.

Every home is built to British Standard BS3632 — residential specification — and carries a ten-year structural warranty. Finished and heated to residential standards, each is comfortable at any time of year, and every home is held on a 365-day holiday licence, so it cannot be a main residence.

Beyond your own gate is Marwell Resort, trading since 1982: dining from breakfast to last orders, instructed sport, the Alpha Fitness Centre and play for every age. Marwell Zoo is a mile from the gate, Winchester seven miles, Southampton ten, the New Forest eighteen, and London Waterloo about fifty minutes by train from Winchester.

Planning: 12-month holiday use, consent for 488 lodges on 52 acres.

Questions about Marwell Court

How many homes are for sale at Marwell Court?
2 homes are on the market at Marwell Court today, with guide prices £225,000 – £275,000. Each is sold by the park itself rather than through an agent, so the person who shows you round is the person who answers your questions afterwards.
Can I live at Marwell Court all year round?
No. Marwell Court is a holiday park — 12-month holiday use, consent for 488 lodges — so a home here cannot be your only or main residence, however much of the year the park is open. It is a second home, and that is what the agreement says.
What is the pitch fee at Marwell Court?
£5,000 a year, which is about £417 a month. It covers the plot, the park's upkeep and the services to the home, and it is reviewed once a year. The figure for your plot is confirmed in writing in the agreement you receive at least 28 days before you sign anything.
How do I arrange a viewing at Marwell Court?
By appointment, with someone from the park. You walk the plot, see the home if it is sited and the show home if it is not, and you are not asked for a deposit on the day. Weekends and weekday evenings are both possible, and the park takes bookings on +44 (0)20 4650 0222.
Is a new home at Marwell Court under warranty?
Yes. Every home sold across the nine parks is built to BS3632, the British Standard for residential park homes, and carries a ten-year structural warranty. That is the building. The agreement for the plot, the park rules and the pitch fee are separate, and you have all three in writing before you sign.
Who runs Marwell Court?
The park is run by Emma Soden, who you can reach on +44 (0)20 4650 0222 or at sales@marwellcourt.co.uk. Marwell Court is one of nine parks in the group, and the sales team for it sits at the park rather than in a head office, so the number you ring is answered by someone who can walk out to the plot.
