Five ways into the homes for sale
Almost everybody arrives with one of five questions. Can I live there. Is it a holiday lodge. What is there under a quarter of a million. What is in Hampshire. What is in Devon. Each of these answers one of them, with the pitch fee and the resale commission written out rather than left for later.

Residential park homes you can live in all year
6 homes for sale
A residential park home can be your only or main residence. It is held under a Mobile Homes Act 1983 agreement rather than a holiday licence, which gives you the right to keep the home on its plot indefinitely, an annual pitch fee review with notice and a right to challenge it, and the right to sell the home on the park with the park's commission capped by statute at ten per cent. You pay council tax, usually in Band A. The pitch fee on our residential parks is £3,000 a year.

Holiday lodges for sale on twelve-month parks
19 homes for sale
A holiday lodge on a twelve-month park can be used every day of the year, but it cannot be your only or main residence: you need an address elsewhere, and the park is required to keep a register showing it. It is held under a holiday licence rather than a Mobile Homes Act agreement. There is no stamp duty and no council tax. The pitch fee on our holiday parks is £5,000 a year, and the park's commission on a resale is 15% plus VAT, set by the licence.

Park homes and lodges under £250,000
9 homes for sale
These are the homes in the portfolio priced below £250,000, starting at £165,000. There is no stamp duty on any of them, because you buy the home and not the land, which on a purchase at this level saves a sum comparable to the cost of a kitchen. The annual pitch fee is £5,000 on a holiday park and £3,000 on a residential one, and it is stated on every listing.

Park homes and lodges for sale in Hampshire
13 homes for sale
Four of the nine parks in the portfolio are in Hampshire: Marwell Court near Winchester, Green Pastures and Hill Farm, and Hound Hill, which is the residential one. Between them they have homes for sale from holiday lodges on twelve-month licences to residential homes you can live in all year. The Solent, the New Forest and Winchester are all within half an hour.

Park homes and lodges for sale in Devon
6 homes for sale
Two of the nine parks are in Devon: Mill Park and Acorn Retreat, both in the north of the county near Ilfracombe, both holding twelve-month holiday consent. The lodges for sale on them can be used every day of the year but cannot be a main residence. Woolacombe, Croyde and the South West Coast Path are within a short drive, and Exmoor is behind you.
Why there is no page for every county
Derbyshire, Dorset and Cheshire have one park each, so a county page would be the park page with a different heading on it, which helps nobody and is the kind of thing search engines have penalised for a decade. Those parks are on the parks page. Three-bedroom homes have a page waiting for them when there are more than three.
